Home staging is a strategic marketing tool designed to show a property in its best light.
Why should you use home staging when selling your house?
√ staged homes spend half the time on the market than un-staged homes
√ staged homes frequently sell for more than the asking price
√ the longer a house is on the market, the further the price drops
√ vacant houses take twice as long to sell as furnished ones
√ online photos stand out – 90% of buyers start their search online
“People don’t buy the cheapest option, they buy the option that represents the most value. If they can spend 10% more than what they were considering because they love the house, that can be another $20,000, $30,000, or even $300,000 on your sale price.”
STAGING – CAN YOU NOT AFFORD NOT TO?
PRE-LIST SERVICES
Most homes need some amount of tidying up and tending to a few small maintenance issues before listing. Often vendors don’t see the small issues around their house as they live with them every day.
But those small maintenance items can be enough to put off a Buyer – if the small things aren’t maintained the Buyer wonders what else hasn’t been looked after and worry about costly structural issues that may be lurking.
We walk through your house with a fresh, independent eye. We create a list of things that should be repaired before listing.
We also create a list of upgrades to consider making before going to market. We prioritise these for you in order of priority based on those that give you the best return on your investment. Discuss these items with your real estate agent to determine whether your target buyer would appreciate the benefit of them being completed for them.
We present you with a written report that includes both of the lists above, and includes a checklist sheet for your convenience.
If you are time-poor, we can manage any maintenance issues for you. We will work with your own trades people, or we have trusted trades people we work with regularly who can do the work for you. We will obtain quotes for work, and can be in your home during the maintenance if you work full time.
HOME STAGING
Builders and sellers can’t afford to not stage their homes because staging increases the home’s perceived value. Staged homes sell for about 6% more on average, so if your goal is to sell your home at the best price, your house needs to look its best.
Buyers typically cannot envision a space without furniture. An empty room is really just four walls and a ceiling.
80% of people can’t visualise – that means 8 out of 10 viewers through your empty house cannot visualise where their furniture would go.
A furnished house will attract more attention than an empty one. A furnished house provides lots for a buyer to look at, which means they will spend longer in your house and make a more considered visit – how quickly would you race through an empty house, checking it ticks the boxes, then rushing out the door to the next one?
Furnishing a house for sale creates points of interest in each room. These creative touches translate to memorable moments, making your house more likely yo stand out to buyers at the end of their Open Home day.
STYLING + ORGANISATION
The most important element in attracting potential buyers to your property is visual appeal. Cluttered personal belongings in real estate photos is not what attracts buyers to your property.
A decluttered, styled home, that visually provides a sense of space and decorative elements, is what is going to entice buyers to view your home ahead of others.
Can you believe that by utilising the services of a professional organiser to present your home in the best possible light, you could potentially increase your final sale price by 10%?
Storage is a major consideration of buyers, therefore decluttering/ organising will identify and open up spaces that appeal to your buyers’ needs.
What we do:
- Style your property to increase sale price / buyer potential
- Declutter, organise and pack away belongings that are not essential
- Arrange furniture to maximise space
- Style rooms to maximise appeal
- Create a welcoming atmosphere
